Price is often adjusted based on attendance records and offers. I have heard and can confirm through my experience that 5 showings a week, 20 showings in a month and at least one offer in the first 30 days. If you have that number of showings and no offer your price might be good, but if adjusted might tip the scale. Consider moving into another search bracket below, or drop the list price by 5% and expect the same results of 20+ showings and an offer. These so called formula’s must always be adjusted to situation, property, time and core driving emotions.
