Single Family Active Listings: 41 Avg. Liv.Area SqFt: 2,734.20 Avg. List$: $845,644 Avg. List$/SqFt: $306 Avg. DOM: 97.56
So you can glean from the DOM stat that very few of these houses came on the market in April. Houses in general are larger at over 2,000 square feet of living. Dedham is a great town to live with lots of rich history. Precinct 1 is the desired neighborhood in which to buy and there are a variety of choices.

These listings would have come on the market before April, but their DTO (Days to Offer) would have happened on average in the first 30 days. This is the optimal and desired way to sell. The Sold listing took a bit longer, but remember we came out of a truly difficult winter. Let’s all rejoice with the great weather this week.

Below you will see both the Expired listings–those who have been on the market for the period of time agreed upon by the client and agent, and the Canceled listings. Canceled listing are those the client canceled for some reason or another. What is immediately evident here is that none of these clients gave the agent long enough (on average) to get the house sold. If the average days are over 90 days for a listing and the UAG is 48 days then 30 days is just not enough time to capture the market.
