Dedham MA Housing Report April 2015

375-Westfiled-Dedham

Dedham MA Housing Report April 2015.  80 houses show up in last months activity in Dedham. The Spring market is upon us in full force.  These statistics come from the Boston area’s MLSPIN

Single Family Active Listings: 41    Avg. Liv.Area SqFt: 2,734.20     Avg. List$: $845,644    Avg. List$/SqFt: $306     Avg. DOM: 97.56

So you can glean from the DOM stat that very few of these houses came on the market in April.  Houses in general are larger at over 2,000 square feet of living.  Dedham is a great town to live with lots of rich history.  Precinct 1 is the desired neighborhood in which to buy and there are a variety of choices.

Single Family Under Agreement Listings: 18    Avg. Liv.Area SqFt: 1,800.06     Avg. List$: $484,617    Avg. List$/SqFt: $270     Avg. DOM: 47.94     Avg. DTO: 29.89

375-Westfiled-Dedham
375-Westfiled-Dedham

These listings would have come on the market before April, but their DTO (Days to Offer) would have happened on average in the first 30 days. This is the optimal and desired way to sell.  The Sold listing took a bit longer, but remember we came out of a truly difficult winter.  Let’s all rejoice with the great weather this week.

Single Family Sold Listings: 18    Avg. Liv.Area SqFt: 2,049.33     Avg. List$: $546,900    Avg. List$/SqFt: $273     Avg. DOM: 84.56     Avg. DTO: 65.61    Avg. Sale$: $529,722   Avg. Sale$/SqFt: $263

Below you will see both the Expired listings–those who have been on the market for the period of time agreed upon by the client and agent, and the Canceled listings. Canceled listing are those the client canceled for some reason or another. What is immediately evident here is that none of these clients gave the agent long enough (on average) to get the house sold. If the average days are over 90 days for a listing and the UAG is 48 days then 30 days is just not enough time to capture the market.

Single Family Expired Listings: 1    Avg. Liv.Area SqFt: 1,365.00     Avg. List$: $350,000    Avg. List$/SqFt: $256     Avg. DOM: 69.00

Single Family Canceled Listings: 2    Avg. Liv.Area SqFt: 4,369.50     Avg. List$: $1,511,750    Avg. List$/SqFt: $339     Avg. DOM: 30.00

One of the most unique aspects of this home is the way the structure is attached to the land.  The home sits above Westfield Street, a private meandering country road overlooking Weld Pond, attached to the ledge on which it is built.  The ledge is included in the home and provides protection from the elements that are integral to the structure.  French drains are built along the bottom of the ledge to allow water flowing down the hill towards Weld Pond to flow around the structure.  The ledge that protrudes and is included within the interior provides cooling in the summer, architectural uniqueness in the way that Frank Lloyd Wright proclaimed that “houses should not be built on something, but of something.”  375 Westfield Street is just such a house.

Living with the Millionaires, Newton MA.

Living with the Millionaires, Newton MA.  The Boston Globe ran some articles yesterday in their regional sections showing where all the Millionaires live.  As is typical of the Globe, while their statistics shown were most likely accurate, they missed showing any median, which is the more important statistic.  So Newton which is a larger town in population than Weston or Wellesley shows more millionaires, but that does not mean the average person in Newton is wealthier than those in Cohassett, or Westwood, or Weston or Boston’s Back Bay.

Newton has around 85,000 residents.  It is a town made up of 13 villages with each village having it’s own distinct center and culture.  They meld together perfectly, but they retain their individual flavors. The most desired ares for the

millionaires are three, Farlow Hill, West Newton Hill and Chestnut Hill.  114 Shornecliffe Road is in Newton Corner, right on the edge of Newton Center and sits atop Farlow Hill. The street grows more luxurious as it goes up. 114 Shornecliffe is near the top of the hill and this beautiful and elegant Classical Revival house sits above the rest.  Out the third floor windows you see well south into neighboring towns in the distance.  The windows are large unlike new construction windows and well insulated.

Upgrades to these older homes come in varieties of technology. This particular home is upgraded with new technologies like the Smart House system for running your utilities and media as well as a 3 car garage, not common with these older homes.  Newton does have a great deal of millionaires and many of them live on this street, but you certainly won’t ever feel left out. This is a truly open community with a great deal of culture, diversity and range of professions. It is an inclusive community.  Newton is readying for a 57 event Arts Festival during the entire month of May.  The Newton Festival of the Arts is a collection of talent and diversity. It is truly wonderful Living with the Millionaires, Newton MA

To Russia with love, Dedham MA Contemporary.  It comes as no surprise to a seasoned Realtor® to know that families from Russia enjoy contemporary homes.  The unique designs area an attraction to Russians.  The fact that no two homes are alike is also an attraction to Russian home buyers.  Not everyone living or working in New England wants and likes colonial homes.  Contemporary architecture is not for everyone, but those with sophistication and a European sensibility like contemporary. Contemporary architecture by it’s very nature can not be defined in any one particular way.  Each home is unique unto itself.

Like no other, Dedham, MA

Like no other, Dedham, MA. When a woman from ritzy Westchester County, NY moves to Boston she is always looking for the best location to live. One that reminds her of the pastoral land, beautiful roads, rich history, privacy, security and access to the city. Marie-Louise Kehoe chose Dedham for all the reasons stated. Precinct 1 is the most desired area in Dedham and it was the first. It dates back to revolutionary times and has been the county seat of Norfolk County since the beginning of time. Dedham continues to be a town where you can get more for your dollar than you can in surrounding towns like Newton, Wellesley, Weston or Westwood.

Westfield Street is a hidden gem in Precinct 1 and home to a variety of homes for sale right now. 375 Westfield Street is like no other. It is a luxury contemporary home built into the ridge and overlooks this beautiful street directly across from Weld Pond. Fiercely independent people have lived here for generations and it takes a this kind of a sensibility to live like no other in this amazing contemporary home. Watch this short video to get a sense of what your money can buy above and beyond the surrounding areas and get to know why a woman born in Westchester County, NY would choose Dedham MA for a “love affair”since 1957.
