Broker-Talk with Rene Ahmad REMAX Canada From Zero to Hero V1 E42

May 4, 2020 by Larry Lawfer

Broker-Talk with Rene Ahmad REMAX Canada; From Zero to Hero V1 E42. Mindset, skills and activity are the 3 key components for success in real estate. First is mindset requiring changing your scarcity mindset to an abundance mindset.  Activity build confidence, skills are honed with repetition. This 30 minute show gives you the outline and offers you some paths to choose. Learn about Mindset, Skills and Activities that are the building blocks.

Rene had a lot of pressure on him when we met in 2005-2006. He wasn’t waking in the morning before noon. The first step to his current success was built on the building blocks of confident action. Any small step that he took and in the beginning it was learning to wake an hour earlier in the day to where he was able to work in the mornings.

Now he is up by 5AM and taking care of his mindset by exercising, journaling, being part of a mastermind group, reading and study. The steps to success are simple, it is the action where most people fall down. The beauty of Rene and the way he built his success is by tiny successes. He just wanted to be a little bit better than the day before at the beginning.

Today is another story. Rene has a team that completes 70 transactions a year and growing. He never goes to sleep now without having made something happen during the day. That determination was built from one day to the next until it began to feed on itself. All studies on successful people discuss similar paths they all feel are their own unique arcs, and they are. What works is by applying on a daily basis your right mindset, the proper skills and a whole lot of activity.  The way to success is getting more done and that starts with the little habits being build one block at a time.

Architecture Place Space and Materials Yefim Massarsky V1-E41 PODCAST

April 3, 2020 by Larry Lawfer

Architecture Place Space and Materials Yefim Massarsky V1-E41. Russian trained and award winning architect joins the podcast today to discuss his methods and influences over the years. Place, Space, Materials and Design all drive the ultimate lines put down on paper well before the ground is broken. The process is complete before the first nail is pounded. Take some time to understand how luxury design sits on top of years of study and reflection. Newton Luxury home for sale and the architect who is all in. Yefim Massarsky

Yefim Massarsky received his architectural education in Leningrad (St. Petersburg), Russia, one of the most beautiful cities in the world. At the relatively young age of 28, he produced several interesting design works, and was accepted into the very prestigious Union of Architects.

Architecture is an ancient art. It is a form as well as materials, all of this is combined in ways classical and new. Architects arrive at their profession from varying places. There are the engineer types who love to build, put things together and make sure all the math and lines work.  There are the art types that start with the land and place and then imagine what would fit best into that space. Yefim straddles both these worlds.

He is influenced by all those who went before and often looks to Frank Lloyd Wright for the way a building fits into the landscape. He looks to Andrea Palladio, a Renaissance architect for how windows allow light to enter the home. In Newton on Radcliff Rd Yefim has a project for sale right now. He uses this window as one form but that is not all. Light and space move freely throughout this luxury home. 37 Radcliff is both a luxury home and a business opportunity for someone with imagination. MLS #72633654 is provided by Jim Lowenstern. Hiring the Right Contractor, Masters Touch Design-Build V1-E37

Hiring the Right Contractor V1 E37 Masters Touch Design-Build.  In this PODCAST Chris Previte of Masters Touch  Design-Build shares with us today the right and wrong way to find, secure and redo your home the right way. Choosing your contractor is the simple matter of knowing what to ask and being focused on finding the right person for your needs. Communications, vision, follow through are big parts. Caring about your needs and having a willingness to focus on those needs is critical. Listen to how one company does it right.

Over the many years I have been in the real estate industry I have been in thousands of houses and hundreds of housing sites being built.  Nothing is the same, all have their unique aspects.  Builders use different materials, different crews, different timing and most of them have recommendations from people who like them. I always want to know about the times things went wrong and how they were fixed.  The biggest issue is always  communications. Since there are so many details in any design-build it is critical there is one place were all information and changes can be reviewed. Masters Touch uses a system that keeps it all in line.

Chris Previte is who you will connect with first. He is the one who comes out to look over the home and give you some ideas on what can be done and for what cost and in what timing. From there it goes back to the shop and put into the system so all can be informed.  Designers, builders, plumbers, electricians etc all see the same files and their work is coordinated through the system. In this manner a lot of the problems can be averted or at least deals with at the time it feels like a problem. Hiring the Right Contractor, Masters Touch Design-Build V1-E37

All the right answers before you interview PODCAST Michael Neece

March 27, 2020 by Larry Lawfer

All the right answers before you interview PODCAST Michael Neece. Last week’s podcast on Broker-Talk.com was a great one for anyone who is in front of people who hire. Whether you are a job candidate, or self employed in the real estate business making presentations all the time Interview Mastery provides you the on line tools to be a success.  It turns out that success does leave clues and Michael Neece CEO and Founder of Interview Mastery has done the work for us.

As one of the top Tech HR people in business Michael spent a good portion of his career doing interviews with thousands of people at all the top firms in the world. He is a nerd and a tech guy so he became interested in the top few percent of people who got offers at their first interview. For Michael it was an interesting subject to study. Interview Mastery is an outgrowth of those years of study.  Success, it turns out, is reproducible for anyone who follows the formula. First step is to never arrive without knowledge and questions. Those who come prepared, knowing about the company, the job they are applying for and questions about how, when that job is filled with the right person, that person will be successful for the company.

Turns out that is the key. What is memorable is how it is described. When you go for an interview you are always armed with your own skills and talents.  The key to interview mastery is you know to never take your skills and talents arrows out of your quiver until the company/hiring people show you their bullseye. Never go into an interview thinking all about yourself, no one cares. Always be thinking of how you match up with their needs and make sure you know those needs before you begin to show your skills and talents as part of the solution to those needs. In this show you will find All the right answers before you interview PODCAST Michael Neece

It is easy with easy steps and you can win today

March 26, 2020 by Larry Lawfer

Working Man

It is easy, do the right things. It is easy, write down what you need to do. It is easy, fake it ’til you make it. It is easy, believe in yourself. It is easy eat well, sleep well, stay focused, that’s all. It is easy.

Or is it?

There is nothing easy about commitment. There is nothing easy about discipline. There is nothing easy about, faking it. There is nothing easy about, There is nothing easy about, taking care of yourself and getting things done .

Or is there?

Easy is a muscle, you have to build it.  Easy is a mindset, you have to let go. Easy is today when you get things done.

It is easy with easy steps and you can win today.

Bits and Pieces from this time of pandemic, Covid-19. The plague, the dark ages the time creating butt marks in our sofa’s and couches. If this gets us at least those other things that we thought would get us, won’t. We got that going for us. Gallows humor is a better past time then blame and finger pointing. If your church is open this Easter remember God is everywhere but science tells us not to congregate. Pray alone, your God will hear you. What I know deep in my heart is, this is serious and there are serious people working on it. As I am kind of a glass half full guy I feel optimistic. Don’t hate me for that, I am also an early riser, and I am quiet.

Real estate market has not ground to a halt. In my state the Governor and Mayor are working to clear the red tape with accepting e-signatures and virtual closings. The fire certification inspection can be done as long as 90 days after the closing, so you can close without that form. The Open House as it was in the olden days is no more. Virtual opens and private showings are now the norm. Technology become even more important as a skill the Seller/Agent must have.

It is easy with easy steps and you can win today.

Italian Real Estate Agent Shares Covid-19 Impact

March 20, 2020 by Larry Lawfer

March 19, 2020 Italian Real Estate Agent Marco Tirelli Shares Covid-19 Impact V1-E40. Italy has more deaths and may have had the first cases of the virus before China. Travel from your sheltered locations is prohibited. There are no real estate transactions happening right now. The government is doing their best, the hospitals are overwhelmed. Here in the US we are in our first week of this pandemic. You can visit Tirelli Properties here

They have been locked down for a month. Marco has the feeling that life has no guarantees and so he is not personally worried.  That said, he is focusing on maintaining  his relationships with his agents and his clients and prospects.  They are not able to show property. While they are using  video to show property it is his believe, one I share, that it is very hard to sell a home without the Buyer going through the home. Technology is part of the Terilli Properties organization and has been so since the beginning of the internet. The people of Italy have their minds somewhere else at this time. Everything is closed, right now. He is calling it August, which in all of Europe the vacation month where most business are closed.

They have no forecast on when this lockdown will be over but they are getting by. Each person is sheltered in their homes and only able to go out for emergency purposes.  Food shopping is one of those “emergencies”. Italians love real estate, states Marco and his company has luxury properties all over Europe. Marco starts off the show sharing his focus which is not just getting a commission. Marco believes, “We dream of a fair, clean and humane world. We believe in people and solidarity-based collaboration. Every day we aim to create and inspire our community to adopt a socially responsible and sustainable business model.” Italian Real Estate Agent Shares Covid-19 Impact
