Rene had a lot of pressure on him when we met in 2005-2006. He wasn’t waking in the morning before noon. The first step to his current success was built on the building blocks of confident action. Any small step that he took and in the beginning it was learning to wake an hour earlier in the day to where he was able to work in the mornings. 

Now he is up by 5AM and taking care of his mindset by exercising, journaling, being part of a mastermind group, reading and study. The steps to success are simple, it is the action where most people fall down. The beauty of Rene and the way he built his success is by tiny successes. He just wanted to be a little bit better than the day before at the beginning.

Today is another story. Rene has a team that completes 70 transactions a year and growing. He never goes to sleep now without having made something happen during the day. That determination was built from one day to the next until it began to feed on itself. All studies on successful people discuss similar paths they all feel are their own unique arcs, and they are. What works is by applying on a daily basis your right mindset, the proper skills and a whole lot of activity.  The way to success is getting more done and that starts with the little habits being build one block at a time.

The World has changed and other good news. I’m no poly-anna and I don’t like to be lied to, so there is that. I think most people feel this same way. We take our time individually and alone (god knows we have the time) to sort out what a world and economic pandemic really is to us. It is everything and nothing. There is true reason to be terrified of an economic disaster or a viral pandemic, but both. C’mon! And yet I have seen evidence of growth and shared values. It is a health versus a non health issue first and an economic disaster second. We are sorting that out.

I have seen fathers in the yards playing with their kids. I see the look on the kids faces and see this is the time they remembered their Dad throwing them the ball in the yard. It is all perspective; I hate when I think like that. The individual sacrifices we are all making to get by pales in comparison to the people who are keeping our country alive.  In this grueling and dangerous work load we are seeing a common enemy and we are coming together to find the answer.

I do think that will be remembered.  The assumption is we all survive, and looking at the statistics not all of us will survive.  What will be your legacy, the last words? I am not asking for hands here because I know you are not here.

Yefim Massarsky received his architectural education in Leningrad (St. Petersburg), Russia, one of the most beautiful cities in the world. At the relatively young age of 28, he produced several interesting design works, and was accepted into the very prestigious Union of Architects.

Architecture is an ancient art. It is a form as well as materials, all of this is combined in ways classical and new. Architects arrive at their profession from varying places. There are the engineer types who love to build, put things together and make sure all the math and lines work.  There are the art types that start with the land and place and then imagine what would fit best into that space. Yefim straddles both these worlds.

He is influenced by all those who went before and often looks to Frank Lloyd Wright for the way a building fits into the landscape. It is easy with easy steps and you can win today

Working Man

It is easy, do the right things. It is easy, write down what you need to do. It is easy, fake it ’til you make it. It is easy, believe in yourself. It is easy eat well, sleep well, stay focused, that’s all. It is easy.

Or is it?

There is nothing easy about commitment. There is nothing easy about discipline. There is nothing easy about, faking it. There is nothing easy about, There is nothing easy about,taking care of yourself and getting things done .

Or is there?

Easy is a muscle, you have to build it.  Easy is a mindset, you have to let go. Easy is today when you get things done.

It is easy with easy steps and you can win today.  

Bits and Pieces from this time of pandemic, Covid-19. The plague, the dark ages the time creating butt marks in our sofa’s and couches. If this gets us at least those other things that we thought would get us, won’t. We got that going for us. Gallows humor is a better past time then blame and finger pointing. If your church is open this Easter remember God is everywhere but science tells us not to congregate. Pray alone, your God will hear you. What I know deep in my heart is, this is serious and there are serious people working on it. As I am kind of a glass half full guy I feel optimistic. Don’t hate me for that, I am also an early riser, and I am quiet.

Real estate market has not ground to a halt. In my state the Governor and Mayor are working to clear the red tape with accepting e-signatures and virtual closings. The fire certification inspection can be done as long as 90 days after the closing, so you can close without that form. The Open House as it was in the olden days is no more. Virtual opens and private showings are now the norm. Technology become even more important as a skill the Seller/Agent must have.

Selling your home strategies and tips, search with this term and you will get a plethora of choices. They all are necessary steps in the process, but they just may not be in the right order. What is important is what you want to get from the sale and how are you going to wisely use those proceeds. These are always significant transactions. A good agent will always have open houses to gage the market, a great agent will do so knowing exactly who their target is and how they behave.  Just like school, there are A students and there are C students. The A student will look to streamline their process to only those tasks and marketing efforts that work. They can describe that person in detail and tell you specific steps they will take to target that demographic using technology.

You should always get your property as neat and clean as possible. Everything should be working and if there are surface blemishes, repair them. That is the minimal step. From there consider what you are spending and what you expect to get from the market. There will be time and money spent before the sale if you go that route and that may not get repaid in the sale. Boston Area Luxury Marketing Report Jan 2020. I gather information from several sources for this report. I include the towns I mostly work in, Boston, MA; Newton, MA; Weston, MA; Wayland, MA; Milton, MA; Dedham, MA; Westwood, MA. Information comes from Institute for Luxury Home Marketing where I am a Million Dollar Guild Member in good standing, and MLSPIN the local Multiple Listing Service in this area. All reports are based on trailing statistics. The Dec stats will be in sometime later this month.

Luxury, as defined by the Institute is the to 10% of all properties on the market at any given time. For the purposes of this month listed the price to get into this select club is $1,950,000. Any property below that price would not be considered luxury for this report. Many homes below this price would be considered luxurious in most instances, just not in the real estate sense.

In the MLS for the last 30 days there are 144 properties in these towns that fit this designation.Single Family Active Listings: 72 Median Liv. Area SqFt: 6,262 Median List $: $3,287,500 Median List $/SqFt: $561 Median DOM: 125. The DOM, days on market, are always longer for these properties because there are fewer buyers at this level. 

Single Family Under Agreement Listings: 14 Median Liv. Area SqFt: 5,250 Median List $: $2,549,000 Median List $/SqFt: $482 Median DOM: 85.5 Median DTO: 71.5

From the last two collection of stats we see 14 to 18 properties a month going making this a Buyer’s Market with so much competition and more than 6 months of inventory. Getting Luxury properties sold in a competing market like this demands a professional agent who understands how to market these properties.
