Boston Area Luxury Marketing Report Jan 2020. I gather information from several sources for this report. I include the towns I mostly work in, Boston, MA; Newton, MA; Weston, MA; Wayland, MA; Milton, MA; Dedham, MA; Westwood, MA. Information comes from Institute for Luxury Home Marketing where I am a Million Dollar Guild Member in good standing, and MLSPIN the local Multiple Listing Service in this area. All reports are based on trailing statistics. The Dec stats will be in sometime later this month.

Luxury, as defined by the Institute is the to 10% of all properties on the market at any given time. For the purposes of this month listed the price to get into this select club is $1,950,000. Any property below that price would not be considered luxury for this report. Many homes below this price would be considered luxurious in most instances, just not in the real estate sense.

In the MLS for the last 30 days there are 144 properties in these towns that fit this designation.Single Family Active Listings: 72 Median Liv. Area SqFt: 6,262 Median List $: $3,287,500 Median List $/SqFt: $561 Median DOM: 125. The DOM, days on market, are always longer for these properties because there are fewer buyers at this level. 

Single Family Under Agreement Listings: 14 Median Liv. Area SqFt: 5,250 Median List $: $2,549,000 Median List $/SqFt: $482 Median DOM: 85.5 Median DTO: 71.5

Single Family Sold Listings: 18 Median Liv. Area SqFt: 5,782 Median List $: $2,872,500 Median List $/SqFt: $494 Median DOM: 77.5 Median DTO: 59 Median Sale $: $2,695,585 Median Sale $/SqFt: $469

From the last two collection of stats we see 14 to 18 properties a month going making this a Buyer’s Market with so much competition and more than 6 months of inventory. Getting Luxury properties sold in a competing market like this demands a professional agent who understands how to market these properties.

Wayland Lifestyle Wayland living Boston Area Move In Homes is a style all it’s own. Wellesley, Weston, Sudbury, Newton are all fine communities in their own rights and lifestyle, but living in Wayland is an opportunity to live away from the hustle and live back along country roads that criss cross the forests and lakes. You know when you are in Wayland as you drive the winding tree lined roads undulating through the landscape. It is hard not to feel “away from it all” and surrounded by nature.  There may only be one or two straight roads in all of Wayland, MA. You feel alive riding the streets and they swing through the forests and conservation land.

Griscom Road in Wayland kisses the Sudbury line. It can be approached through Sudbury or out of Wayland center. Personally the long way from Wayland over the bridge and around Heard Pond on one side and Great Meadows Nature conservancy on the other is my favorite. The down side to that entry is in Spring and high rain the road is sometimes part of the pond.  Fishing, boating are within walking distance of Griscom Road. This is the kind of street your kids will learn to ride their bikes on without fear.

43 Griscom Road, Wayland, MA 01778 is a split entrance ranch.  It sits near the end of the cul de sac.  The street is one of those where the neighbor kids still play outside and know each other. Both the Sudbury side and the Wayland side do not differentiate themselves on the street. Griscom is it’s own oasis. your kids grow up knowing the kids from the next town broadening their circles. The neighbors all care about the street and the culture and lifestyle along the road. There is not a lot of turnover on this road so here is that opportunity to capture a home with a built in great neighborhood. Finding Rental Houses in Wayland, MA is not easy.  Single Family houses for rent are few.  43 Griscom Rd, Wayland MA 01778 is located right off Pelham Island Road.  Pelham Island Road is a magical winding road that goes right by Heard Pond.  You can also find hiking and nature trails nearby.  Griscom Rd straddles the Wayland Sudbury line.  It is a cul de sac and this house is near the circle end.  This is a family street with plenty of kids playing in the yards.

The house has 4 bedrooms, 3 and a half bathrooms. The yard is large and flat and it sits right next to conservation land. The privacy and safety of this area is unsurpassed.  Shopping is a short hike down Pelham Island Rd.  The school bus stops on the street.  Both former tenants made several attempts to buy this home from the owner and only moved on because the owner also loves this home, it’s location and all the amenities.  A two car garage is oversized and has room for more.  There are two family rooms which both have fireplaces.  The downstairs family room has been used by the kids who have lived in the house over the past 6 years. The upstairs family room is more formal and opens up to the dining room.

My favorite room in the house is a 3 season room right off the kitchen. This room is light filled and opens up on 3 sides to the front and back yards.  Wayland has some of the best schools in MA and they have been good for a while.  For people moving into MA for the first time, or families that want to rent in Wayland before they find their new home Griscom Rd is a fantastic stop in Finding Rental Houses in Wayland, MA

Ready Fire Aim Hiring a best real estate agent for today’s market. This is not the best way to hire the most qualified agent for your needs. National Association of Realtors (NAR) statistics show that most people only talk to one agent.  This is really not the way to get the best qualified agent either.  No two agents are created equal and so you should always be talking to more than one agent.  You should google your agent to see what they are doing on the internet.

The internet now drives the real estate industry. There is so much information out there and much of it is conflicting or inaccurate.

The large companies like Zillow, Trulia and Realtor.com are trying to cut out the agent, but it is the qualifed agent, not the internet that can get what you want for the price you will love.  Discount brokerages like Redfin dangle their low commission rate while they deliver truly discounted services.  Agents who work for places like these are often new or lazy agents who are happy to give you a little service to earn their discounted rates. This is truly a ready, fire, aim approach to the process.
