There are 104 total properties in the various MLS states of Active, Contingent, Under Agreement, Sold, Expired and Canceled. By looking over the market each month we get a deeper dive into the way our local markets are responding to today’s economy. 104 total properties with 63 Active, 19 UAG, 20 sold, 1 Expired and 1 Canceled. This is a 3.15 months of inventor and is the definition of even more of a Seller’s Market than Newton or Wellesley. Lots of demand and not enough inventory.

As always looking at the first two stats we see that value priced homes get sold for more and quicker while people who price their home with the expectation of negotiating down to an offer are missing the boat of today’s market dynamics. As you can see the Avg List$/SqFt for the UAG is larger than the Actives. This is value pricing and getting more for the house.
