The World has changed and other good news

Larry-Mask-Covid-2020

The World has changed and other good news. I’m no poly-anna and I don’t like to be lied to, so there is that. I think most people feel this same way. We take our time individually and alone (god knows we have the time) to sort out what a world and economic pandemic really is to us. It is everything and nothing. There is true reason to be terrified of an economic disaster or a viral pandemic, but both. C’mon! And yet I have seen evidence of growth and shared values. It is a health versus a non health issue first and an economic disaster second. We are sorting that out.

I have seen fathers in the yards playing with their kids. I see the look on the kids faces and see this is the time they remembered their Dad throwing them the ball in the yard. It is all perspective; I hate when I think like that. The individual sacrifices we are all making to get by pales in comparison to the people who are keeping our country alive.  In this grueling and dangerous work load we are seeing a common enemy and we are coming together to find the answer.

I do think that will be remembered.  The assumption is we all survive, and looking at the statistics not all of us will survive.  What will be your legacy, the last words? I am not asking for hands here because I know you are not here.

Real Estate Best Practices PODCAST with Ilya Cobi

Real Estate Best Practices PODCAST with Ilya Cobi From William Raveis, The Cobi RE Team in Brookline, MA. In this podcast Ilya, Larry and Jim talk about the characteristics of the best agents and their practices. Not all agents are created equal, there are A students and C students and it is not hard to tell them apart. The best agents use the best practices and technology. In today’s world where we no longer have free access to properties during this pandemic it is even more important than ever you work with people who know the process completely and can keep you informed and prepared to make the decisions on the property along the way.

Real estate agents are everywhere. Everyone has a friend, a relative, a significant other, a friend of a friend or that annoying guy you met at Starbucks, real estate agents are everywhere. OLD CAR is an acronym in real estate on what your agent owes you, Obedience, Loyalty, Disclosure, Confidentiality, Accountability and Reasonable Care/Diligence and this needs more clarification. The internet tools, the ways to communicate across an array of tools is important for protecting your information in a safe and timely way. Knowing the correct ways to market the property to the buyers and helping them adjust to the process during Covid-19.

I am intrigued with the “excellent educator” characteristic appears in the 7 habits of the highly effective agents. People know so much about real estate and what they don’t know they can look up, but someone who studies the variations on the facts is far better to handle and educate you on what you are to expect and the best ways to stay focused on what you want and need. People need and deserve a professional skilled in the process and steeped in the technology. This podcast is a conversation and this topic. Real Estate Best Practices PODCAST with Ilya Cobi

Not living in fear, perspective, hope and caring

Not living in fear, perspective, hope and caring in this time of Covid-19, the offical title for the corona virus pandemic that is sweeping the world right now.  People all over the world are living with this new reality. A virus that is fast moving and very contagious has made it from China, through Italy and now here in the US. There was political maneuvering from the Oval Office that promises to make it worse in the states.  Federal response has been slow and plodding. Fortunately the individual State officials are stepping up in the wake of the response to protect their citizens. Here in Massachusetts our Governor has already taken strong actions.

Later today we are doing a podcast on Broker-Talk.com with a Luxury Agent from Milan, Italy. He will share with us what his country and his business has been doing over the last month of this pandemic in his country. There are so many questions here and it is now a time for action to protect yourself and your family. Washing hands, cleaning surfaces, limiting time around people in public is the beginning of protecting yourself.

Real estate industry continues to go on. People are still buying and selling homes and now they are using new approaches.  Live video tours are taking the place of open houses. Private showings are replacing group showings. If you are sick, STAY HOME.  That should be easy because most business have already been shut down due to the pandemic. Schools are closed, restaurants have no seatings and are only doing take out.  At this point it is less than a week since the Federal Government even admitted there is an issue and this is months after they were made aware. Now is not the time to be making or loosing political points, it is a time for Americans to show our extraordinary resolve and spirit. Stay well. Not living in fear, perspective, hope and caring

In the office not at home Day 2 Covid-19 lock down

In the office not at home Day 2 Covid-19 lock down. I always makes calls when I am in the car traveling, we agents spend a lot of time everyday in the car going places. Here in Massachusetts we are in lock down and are told to shelter in place (which means don’t go out). This Corona virus is serious and is impacting businesses, families and countries.  The only way to protect yourself is to be away from people for a time so that we can flatten out the new infection curve.

I spoke with a client this morning who wondered where I was calling from. I said from my car and I am headed to my office.  A pregnant pause before he asked, “why are you going to your office?” I explained how our office has been clean and disinfected.  I have my own space that no one uses but me so I should be safe.  There was still hesitation and I felt I had to add more.

“I have a wonderful home office that I can do what I need to, but with the whole area shut down my wife is also home.  My home office is right off the Kitchen on the first floor of our center entrance Colonial. My wife, when she is home, will sit in the living room, the next room over. As agents know, we make a lot of calls every day.

I am willing to face infection and maybe even death to not have to answer my wife calling from another room when I finish a call, “Who was that? Are you going to list their house?  How much will that one sell for?” I am happy to defy the law of the land not to have to answer those questions today. I am headed to the office. In the office not at home Day 2 Covid-19 lock down

Running Out of Toilet Paper and Loosing my Mind

Running Out of Toilet Paper and Loosing my Mind is a perfect description of this historic day. CoronaVirus, Covid-19 is on the upswing, the Fed just cut it’s rate to zero and there are actually agents out there who don’t know the relationship with the Fed Rate and the Interest Rates banks charge for mortgage loans.  The running out of toilet paper is this moments true craziness. For some reason people are hoarding toilet paper and the thoughts that come to mind for why are just too horrifying to consider without disinfectant.

There are still lots of buyers who are looking for homes and not near enough homes on the market to satisfy the need. On the other side of that is price, with scarcity comes increased prices, but with the threat of life altering pandemic the desire to get out makes the price negotiable.

With Stock markets in jittery free fall and the bond market being artificially propped up with federal dollars it just may be the time to put your money into real estate. While we can not predict what will happen we can look to past performance (which is not a prediction of future performance) I am just saying that it might be a very good

I didn’t know that!

time to buy good properties and get a great interest rate. It is possible the stock market will rebound after the global pandemic crisis runs it’s course. Buying real estate, choosing a longer range investment strategy is worth considering.

There has never been a time in history when working with a professional who understands the market and the process is more important for the best bottom line in real estate. Trusting to a person without experience and inside knowledge is sure to bring a diminished return. Running Out of Toilet Paper and Loosing my Mind
