This is a lot of active homes, price changes traditionally happen after the first month.

These properties above that are contingent and UAG are next months sales. Notice the days on market is very small. Good houses sold at a reasonable price go quickly. If your house is hanging on the market without offers, either your price is not attractive, or your agent is doing a poor job and getting the right people to see the property.

Boston Area Luxury Home Market Report Jan 5 2016.  The Luxury market in the Boston area is still very strong.  The movements in the market this winter mirror the slowdown of other years but still remains strong overall.  While overall prices have dropped here in the late fall early winter they are still robust.

The overall inventory is down as it always is at this time of year but it is on it’s way back up. The Spring Market is not too far away right now. The 7 day inventory always drops off the charts right around the holidays.  Towns like Newton MA have 66 Active listings in the luxury category.  47 Dudley Road, Newton MA 02459 is one such home.  It has a great yard which is unusual for Newton and being in Newton Center and close to the schools and downtown its location is so convenient.  Dudley Road is this wonderful winding road that does not feel like it is stuck in an area 9 minutes from downtown. Newton MA real estate luxury housing market report is showing a total of 19o total active/contingent/under agreement/sold homes in Newton this past 30 days.  The statistics are brought to us from MLSPIN the local MLS for the Greater Boston Association of Realtors® of which I am a member.  In the Active/Contingent realm here are the stats, Single Family Active Listings: 146    Avg. Liv.Area SqFt: 5,067.25     Avg. List$: $1,972,245    Avg. List$/SqFt: $442     Avg. DOM: 85.14     Avg. DTO: 36.92.  As you can see these are large homes in Newton with the average luxury price of almost two million dollars.  Newton real estate is diverse and offers 13 villages within the town to choose from.  The location is convenient for getting into the city and away from it.

The Newton Public Schools are constantly ranked among the top in all of Massachusetts.  The Under Agreement housing stats are as follows, Single Family Under Agreement Listings: 27    Avg. Liv.Area SqFt: 3,913.07     Avg. List$: $1,577,626    Avg. List$/SqFt: $409     Avg. DOM: 79.11     Avg. DTO: 49.78. So the Under Agreements compared to the Active/Contingents show a much smaller home is going under agreement and they are doing it faster than those still on the market.  The average UAG price falls almost four hundred thousand dollars below what is still on the market. Remember these are averages and the stats do not fit all properties and property types.

The Sold listings in Newton over the last 30 days are, Single Family Sold Listings: 17    Avg. Liv.Area SqFt: 4,198.71     Avg. List$: $1,630,706    Avg. List$/SqFt: $392     Avg. DOM: 77.59     Avg. DTO: 53.12    Avg. Sale$: $1,572,360   Avg. Sale$/SqFt: $382.

17 houses sold with 146 Active indicates that we have over 8.5 months of inventory on the market right now.  That is a Buyers market and not a Seller’s market.
