The Arc’s mission is one that resonates with me personally. So for this day of service we arrive mid morning and do all the Spring clean up and planting.  This will be my fourth visit to the facility.  Service to the community is a large component to every good Realtor®.  It is one of those good to great differentiator’s in this business.  At these political times I think there is value and, in fact, pride and joy in doing for others.  Lending a hand, helping a neighbor, building a community from the ground up is built on the kind acts of those who live there.

These acts become the fabric in which the communities are woven.

Red Day was started by Mo Anderson. Introduced in 2009, RED Day, which stands for Renew, Energize and Donate, is Keller Williams Realty’s annual day of service. Each year on the second Thursday of May, associates celebrate Mo Anderson’s birthday by spending the day away from their businesses serving worthy organizations and causes in their communities. RED Day is just another example of our commitment to each other and to the cities and towns where we live and work.

The #1 Reason to Sell Now… Not Next Spring | Simplifying The Market The Spring market is well underway now since December.  We still don't have enough inventory. While the interest rates are rising, they still are at historically low rates.  Ask some old guy about 12% home loans when you want to complain about a 4%.  Just saying. The price of any item (including residential real estate) is determined by ‘supply and demand’. If many people are looking to buy an item and the supply of that item is limited, the price of that item increases. According to the National Association of Realtors (NAR), the supply of homes for sale dramatically increases every spring. Bottom Line

239 listings in all categories, Active, Contingent, Under Agreement, Sold, Expired and Canceled. This covers Wellesley in all the price points. Single Family Active Listings: 164    Avg. Liv.Area SqFt: 4,593.34     Avg. List$: $2,172,009    Avg. List$/SqFt: $479     Avg. DOM: 110.70     Avg. DTO: 30.46

Comparing the Active listings which includes those that are Contingent you have a higher list price and longer period of time on the market.  The shorter period of time to offer (DTO) for the Active versus the Under Agreement is because properties in today’s market that are priced to be a value to the  Buyer are getting sold quicker and often for more money. There properties go fast, 30.46 is a great number.  Pity the poor Seller who continues to over value their home and sit on the market for months at a time.

22 homes were sold, 164 homes are active in this period of time.  This means there is 7.45 months of inventory on the market which is over the normal market of 6 months inventory. Now more than ever it is important to price your home at a value compared to the others on the market with you. That is the surest way to get your home sold in a Buyer’s market.

Including the Expired and Canceled listings provides in insight into homes that were not sold. It is interesting to note that the Ave Sq Ft price of the Expireds is less that the Ave.Sal/SqFt of the Solds this month.  We would have to look at the properties to understand why this is true. The more people who look at your property both on-line and then through the showing the better the outcome plain and simple.  The most critical days are the first 30 is common knowledge and the truth is the 30 days before the first 30 are the most important.
